Laut Sachverständigengutachten: Am Bewertungsstichtag vermutlich leerstehendes Teileigentum im Dachboden des mehrgeschossigen Mehrfamilienhauses „Enneper Str. 160“ mit ca. 54 m² nebst Kellerraum. Dem Sachverständigen war eine Innenbesichtigung des Objekts nicht möglich. Nach sachverständiger Auffassung ist der Dachraum ausbaufähig, eine Baugenehmigung liegt jedoch nicht vor. Auf dem Flurstück 266 und dem angrenzenden Teil des Flurstücks 315 befindet sich eine Altablagerung (Basisauffüllung) aus dem Jahre 1952. Art und Zusammensetzung der Füllmaterialien sind nicht bekannt. Untersuchungen liegen nicht vor. Ein Altlastengutachten wurde nicht eingeholt. Für eine Zuschlagserteilung ist die Zustimmung des WEG-Verwalters erforderlich.

According to the expert appraisal: On the valuation date, presumably vacant unit ownership (Teileigentum) in the attic of the multi-storey apartment building "Enneper Str. 160" with approx. 54 m² plus cellar room. An internal inspection of the property was not possible for the expert. In the expert's opinion the attic space is suitable for conversion, however no building permit is available. On plot 266 and the adjoining part of plot 315 there is an old deposit (Altablagerung, base infill) from 1952. The type and composition of the fill materials are not known. No investigations are available. A contaminated site appraisal (Altlastengutachten) was not obtained. Consent of the WEG administrator is required for an award of the bid.
