The property being valued is a fully basemented, two-storey three-family residential house with converted loft (tent or hip roof) as well as a non-basemented, single-storey double garage with flat roof (two prefabricated garages). Between the residential house and the residential house on the neighbouring plot there is also a carport of steel construction. This carport is located approximately half on the property being valued and half on the neighbouring plot (also the subject of the valuation).
In principle, the property being valued is therefore built over from the neighbouring plot's perspective, i.e. the parent plot (Stammgrundstück) within the meaning of the ZVG is the neighbouring plot Fl.-Nr. 2361/1, i.e. the owner of the encroaching structure (Überbau) is the respective owner of parcel 2361/1.
