Forest property in Hüttenkofen

Forest (part) property with parcel number 304 in the district of Hüttenkofen, municipality of Niederaichbach, located on the Schlösselberg ridge between 370 and 455 metres above sea level. The property, totalling 16,849 m², consists of 16,217 m² of forest and 632 m² of path area, is steeply inclined towards the northeast and drops sharply in the north to the Isar river plain.

The stand is divided into three sub-areas: mature timber of predominantly pine with mixed spruce and beech on approximately 8,827 m², a beech high-forest stand on approximately 3,000 m², and a near-natural mature beech stand on 4,390 m² on the steep slope towards the Isar, which is classified as protective forest with a primary erosion control function. A sub-area lies within the Fauna-Flora-Habitat area Leiten der Unteren Isar as well as within the biotope Hangwald nördlich Hüttenkofen. Access is via the municipal path 309/2 in the south as well as an unsurveyed owner's path to municipal path 289 in the east.

The valuation was carried out in the context of a compulsory auction for dissolution of the co-ownership using the forestry asset value method with separate determination of land value and stand value. The standing pine and spruce are for the most part nearly ready to fell to ready to fell, while the site is considered too nutrient-rich for pine and, instead, management in favour of the site-appropriate beech is recommended.
