Bei dem Bewertungsobjekt handelt es sich um eine Eigentumswohnung im Duisburger Ortsteil Untermeiderich, gelegen in einem 1956 wiederaufgebauten, zweigeschossigen Mehrfamilienwohnhaus mit ausgebautem Dachgeschoss. Das Gebäude wurde gemäß Wohnungseigentumsgesetz in Wohnungseigentum aufgeteilt. Im Jahr 2021 erfolgte nach Aktenlage eine Änderung der Teilungserklärung. Danach wurde die ehemalige Gaststätte nebst Pächterwohnung zu der hier gegenständlichen Wohneinheit umgebaut.

Die Wohnfläche der gegenständlichen Einheit beträgt ca. 135 m². Nach Maßgabe der vorliegenden Unterlagen gliedert sich die Wohnung in Küche, Diele, Bad, Gäste-WC, Schlafraum, Kinderzimmer sowie Wohn-/Essraum. Zum Wertermittlungsstichtag war die Einheit augenscheinlich eigengenutzt. Es besteht ein Sondernutzungsrecht an einer Außenfläche (augenscheinlich Terrasse).

Eine Innenbesichtigung der Wohnung war nicht möglich. Das Gemeinschaftseigentum vermittelte im Rahmen der eingeschränkten Besichtigungsmöglichkeiten einen insgesamt durchschnittlich gepflegten Eindruck. Stellenweise war Instandhaltungsrückstau erkennbar.
