Laut Wertgutachten handelt es sich bei dem Versteigerungsobjekt um ein Zweifamilienhaus mit Garage. Bei dem Gebäude handelt es sich um ein ehemaliges landwirtschaftliches Wohnwirtschaftsgebäude (Urbaujahr geschätzt ca. 1900–1930), das vermutlich in den 1970er bis 1990er Jahren sukzessive zu einem reinen Zweifamilienhaus umgebaut wurde. Der westliche Gebäudeteil (Hs-Nr. 9) dürfte das ursprüngliche Wohnhaus gewesen sein, im östlichen Teil (heute Hs-Nr. 9a) waren vermutlich ehemals Stallungen bzw. ein landwirtschaftlicher Wirtschaftsteil untergebracht. Das Gebäude ist massiv gebaut (vermutlich überwiegend Ziegel-/Mischmauerwerk) mit Satteldach und Zwerchgiebel an der Nordseite. Es ist 2-geschossig, teilunterkellert (Souterrain, nur unter Hs-Nr. 9) und hat ein ausgebautes Dachgeschoss bzw. Spitzboden.
Die Wohnung Hs-Nr. 9 erstreckt sich über vier Ebenen (Keller, EG, OG/DG sowie Spitzboden oberhalb von 9a) und bietet großzügige Raumgrößen mit modernisiertem Bad im EG (ca. 1997/98), Einbauküche im DG und sehr großem, atmosphärischem Wohnraum mit Kaminofen im Spitzboden. Die Grundrissqualität ist jedoch aufgrund der Erschließung über vier Ebenen, zweier Durchgangsraumsituationen („Wohn“-zimmer im EG und Küche im DG) und des fehlenden Bades auf der Schlafebene als unterdurchschnittlich einzustufen.
Die Wohnung Hs-Nr. 9a umfasst das EG (auf Souterrain-Niveau von Nr. 9, nicht unterkellert) mit großer Diele, Küche und Abstellraum sowie das OG mit großem Wohnzimmer (sichtbare Holzstützen und Kopfbänder der ehem. According to the valuation report, the auction property is a two-family house with garage. The building is a former agricultural residential and commercial building (original year of construction estimated at approx. 1900–1930), which was presumably converted successively into a purely two-family house between the 1970s and 1990s. The western part of the building (house no. 9) is likely to have been the original dwelling, while the eastern part (today house no. 9a) presumably formerly housed stables or an agricultural working section. The building is of solid construction (presumably predominantly brick/mixed masonry) with a saddle roof and cross gable on the north side. It is 2-storey, partially cellared (basement, only under house no. 9) and has a converted attic or knee-wall loft.
The flat at house no. 9 extends over four levels (cellar, ground floor, upper floor/attic and knee-wall loft above 9a) and offers generously sized rooms with a modernised bathroom on the ground floor (approx. 1997/98), a fitted kitchen in the attic and a very large, atmospheric living space with a wood-burning stove in the knee-wall loft. However, the floor plan quality must be classified as below average due to access across four levels, two through-room situations ("living" room on the ground floor and kitchen in the attic) and the lack of a bathroom on the sleeping level.
