Die im Sockelbereich des Gebäudes erkennbaren Spuren von Putzablösungen deuten auf aufsteigende Feuchtigkeit hin. Das Gäste-WC im Dachgeschoss ist sanierungsbedürftig, eine Versorgung mit Warmwasser erscheint erforderlich. Der Innenausbau zeigt vielerorts einen Unterhaltungsstau. Zum Bewertungsobjekt gehören noch zwei massive, nicht unterkellerte Nebengebäude. The traces of plaster detachment visible in the plinth area of the building indicate rising damp. The guest WC in the attic is in need of refurbishment; a hot water supply appears necessary. The interior fit-out shows a maintenance backlog in many places. The valuation object also includes two solid, non-cellared outbuildings. One of these is a two-storey building, presumably built in the same year as the residential building as a stable, most recently used as storage and hobby space, with corrugated asbestos sheeting.
