Condominium No. 1 in a detached, part-basemented two-family house in Troisdorf-Müllekoven, approximately 5 km southwest of Troisdorf town centre and about 25 km south of Cologne. The condominium extends over the ground floor, upper floor and loft with a total living space of approximately 125 m² as well as basement rooms and a car garage.

The ground floor offers a living room facing west towards the street, a room, kitchen and shower room; the upper floor and the level partially built out as a loft contain a bedroom, two children's rooms, a shower room and hallway areas. A ridge loft is accessible via a pull-down loft ladder and has not yet been converted for residential use. The flat is owner-occupied, immediate transfer of possession after the award is possible. The condominium is associated with a co-ownership share of 599/1,000 in the overall plot and a right of exclusive use (Sondernutzungsrecht) of plot area S 1 (approximately 90 m²).

Following the last change of ownership in 2017, the flat was renovated and modernised. The state of maintenance is to be described as good, however the following defects were identified during the inspection: two doors in need of renovation, partial need for repainting, partially laminate flooring in need of repair, clear height of the basement doors only approximately 1.8 m, and missing staircase handrails. The heating system still dates from 1994 and is due for replacement in the foreseeable future.
